A real estate professional is a licensed individual who facilitates the purchase, sale, lease, or exchange of real property on behalf of others -- typically in exchange for a commission or fee. In Florida, real estate professionals are classified into two primary license types: sales associates and brokers.
Florida real estate is regulated at the state level by two key bodies. The Florida Real Estate Commission (FREC) is a seven-member commission that administers and enforces real estate license law under Chapter 475, Florida Statutes. FREC operates under the Department of Business and Professional Regulation (DBPR), which is the state agency responsible for licensing real estate professionals.
Together, FREC and the DBPR establish licensing requirements, investigate complaints, impose disciplinary actions, and ensure that Florida's real estate marketplace operates fairly and ethically.
As a licensed sales associate, you will represent buyers, sellers, landlords, or tenants in real estate transactions. Your responsibilities may include listing properties for sale, showing homes to prospective buyers, negotiating purchase contracts, and guiding clients through the closing process.
Florida law requires that all sales associates register with the DBPR and work under the direction, control, and management of a licensed broker. This requirement protects consumers by ensuring that new licensees receive appropriate supervision and mentorship.
Florida is one of the most active real estate markets in the United States, driven by population growth, tourism, and a favorable tax environment. Licensed sales associates can specialize in residential sales, commercial real estate, property management, new construction, or luxury markets.

To become a licensed real estate sales associate in Florida, you must: (1) complete the state-approved 63-hour pre-licensing course, (2) pass the course final exam, (3) pass the Florida state licensing exam administered by PearsonVue, (4) submit a license application to the DBPR, and (5) activate your license under a licensed broker.
